A Mobile home community, where all members are owners, not renters, seem to be asking illegal questions on its application. Are these questions illegal to ask (see context below)?

EVER plead guilty to, convicted or have a pending case in a crime? EVER Been placed on probation, parole, or released from jail or prison? Are you currently involved in any criminal activity? EVER been evicted or had an eviction filed against you? EVER been a petitioner in a case at bankruptcy court? Is there a current warrant, or pending case for you or ANYONE in your household? Have you EVER moved to avoid eviction, or due to problems with a landlord or other tenants? EVER had a restraining order filed against you? Do you owe a landlord any money? the caps are in the application. I didn,t add them. also, you cannot have any pets at all. this isn't an apartment. its a trailer park where all people are owners, not renters. So you are to pay a lot fee. 460 a month. It concludes "By signing this application, Applicants authorize all persons/firms (named or unnamed) to freely provide any and all requested information concerning applicants and hereby wave all right of action from any consequences resulting from such information" this last part seems very menacing. Based on this, they can throw you out the park, WITHOUT your mobile home that YOU own, or give you a crazy time limit to remove it or they can yank it. to be honest, there was a pretty new looking mobile unit in there, that I really think something like that happened. Why would someone place a pretty much bran new unit on there, then not stay in it? they of course wont let on as to how that bran new place got on the property and why is it suddenly for sale. Please do not look at all the questions and make a blanket answer that "it's their land, and they can do what they want" No they can't. there are laws in place to protect people from Trump-like aggression. I am asking in EACH question, can they legally ask any of it. Especially things that are not on a credit check. (one has to py 35 dollars each for the credit/background check) we have credit and background check limitations for a reason. I feel they are trying to skirt around those limitations with the use of the word "ever" HUD for example feels its racial discrimination to not give housing to people based on jailing,(even if proven innocent) due to the fact that blacks and Hispanics are jailed more for behaviors that whites are not as policed over in areas they live in, depending on the city and state. Where I live, whites are really arrested a lot. More than the small black population. But there are big cities where blacks and Hispanics are clearly targeted for an easy conviction and fine. so I feel this place is on stupidity

Define what you mean by "private community." It may not be illegal, per se, but you certainly can't be surprised about why such actions on your part would raise questions about your motives.
