If a property management company doesn't have a renter for a property who is responsible for the mortgage payment The property management company or the landlord?

That is correct. The landlord is responsible for the mortgage payment as the investment property is ultimately his (name on the deed). And I also agree with the advice given below. A competent and successful property manager will get vacancies filled. In a slow market, it's natural for a home to sit vacant for a few weeks, but the property manager should be doing everything in his/her power to get that home rented - including aggressive marketing. the landlord of course, but the landlord may need to start looking for a more reliable property management company.

A subcontracting landscaper damaged my car in the course of his work I am a renter in a condominium Who do I approach to cover my losses the subcontractor directly Property Management or Landlord?

These are the players: The Board, the Property Manager, the Vendor (landscape-subcontractor), the Unit Owner (landlord) and You. The association's board would prefer to deal with the landlord. The vendor (subcontractor) has an agreement with the board via the management company. Develop your case for damage -- descriptions, photos, and so forth, and present it to your landlord with a copy to the property manager. Volunteer to work directly with the property manager to affect payment for damage repair once your landlord has presented your case to the board.

What is the difference between asset management and property management?

Asset management is more of a process of overseeing property performance with the goal of enhancing value and maximizing return to the owner. Asset management does not consist of a single activity that takes place at a discrete moment in time. It takes place over the life cycle of a property (i.e. from acquisition to disposition). It is a process. Often asset management is focused on a portfolio of properties rather than a single property. Property management is focused more on the day to day operational aspects of an individual property such as physical maintenance, repairs and renovations, rent collection, payment of expenses, etc.

How can property management software help in automating rent collection and tracking outstanding payments?

Property management software is a valuable tool for automating rent collection and efficiently tracking outstanding payments. These reminders can be customized to suit different payment schedules. Online Payment Portals: Many software solutions offer secure online payment options. Lease states NO changes modifications or assignments of lease unless all agree Is addendum to Change Owner or Property Manager valid Property manager taking over and changing where payments are made?

This is an existing lease. Does not state anywhere that agents can work on behalf of landlord. Clearly states no changes or modifications. Also has clause stating that lease can't be assigned without both parties' consent. I received a notice in the mail titled "Addendum to Lease or Rental Agreement, Change of Owner or Property Manager. It is a form that was filled out by a property management company, who is apparently taking over property. They state new address for notices, and also give new payment address. According to notice (which was postmarked yesterday, I am to pay rent that is due 4/17 at their office. Two days notice! Is this valid??? I have lived here for 14 months, and landlord previously required I make payment directly into her bank account. What are my rights as a tenant, given the provisions of my existing lease? I live in CA. New management company also called to say they want to come by. CA landlord tenant act and my lease do not give permission for entry for inspections. Don't I have to agree to any addendums?
