No. The lender will require that all owners sign the mortgage. If there is a default it will want the authority to take possession of the property. It cannot take full possession if one owner didn't sign the mortgage.

Can a husband refinance a house in California without his wife being involved in the payment of the loan but still stay on the title?

She will have to "quit-claim", come off the title of the home. An attorney will do this for you. But as soon as you refinance, she can be placed back on the title.

If you bought a house and had it financed with a cosigner are they on the deed and if you are able to refinance yourself can you do it without them?

Since you are both on the loan you are both on the title. You can refinance without them on the loan but would need them to sign the title over or transfer at close.

What should a women do if she has been told that this is not their house?

A woman who is told that the house that she lives in is not either hers or hers or her husbands can check this out at the Land Title Office. If her name is not on the title then the house is not hers, but, if brought into a court of law this sometimes can be changed as long as the husband owns the house.

Is it easier for a person with poor credit to refinance their house with the help of a cosigner who has excellent credit?

It can be easier if you use their credit by putting them on title on the home and use there credit, however they will be responsible for the loan and be on title as at least a part owner. If you use another persons credit to do a refinance, the other person must in most title states be put on title and will be responible for the loan even if you both sign which you would have to do.

If two people buy a house then one person refinances in only their name is the other still on the title or do they no longer have rights to the home?

In order to refinance even in one persons name, anyone else who is on title must be present at closing. You can't legally refinance a home unless all people on title are present at closing. In any case names on a loan do not directly reflect names on title, you can have one person on a loan and 5 people on title.

If you were just added to the title and want to refinance to get a friend off the title and remain in the house how soon can this be done?

If you are simply looking to change title then you do not need to refinance, a lawyer can help you do this. If you are looking to possibly lower your rate, get cash out from the property or to change the term of the mortgage, then you can do a refinance and at the same time remove your friend from title.
