Can a landlord charge you pet rent after he has seen your pet over 4 years ago?

I don't know the laws for other states, but in Ohio the Landlord can't change any terms of the lease without 30 days notice before the lease is ending.

Can a landlord change lease with out informing you?

No, you have to be notified IN WRITING of any lease changes 30 days (in most states) before changes are to take effect. A good landlord would ask his tenant to at least initial any lease changes. He cannot however raise your rent until your lease is up. When its up he can charge you whatever he wants. If he is a private landlord and not a gov program etc.

Can you cancel a lease agreement in three days as the landlord?

No.

Can the landlord charge the tenant a fee for breaking the lease if the apartment is rented again in few days?

This depends upon whether that fee is quoted on your lease when you signed it. It is not there, then landlord cannot charge you because he rented the apartment quickly after you left. However he may be able to keep your security deposit if you broke your lease. If there was a lease, the terms are generally such that you are responsible for the rent for any month that the apartment is vacant from the time you vacate the apartment to the time the lease ends OR the apartment is rented out, whichever comes first. Since the landlord did not suffer any damage by breaking the lease - he rented out the unit just a few days that you left - there shouldn't really be any reason for him to charge a fee. But if that is stated on your lease then he has the right to do so.

Can a landlord give a tenant 14 days to move when they have a signed lease?

Normally the landlord must give at least a 30-day notice before the expiration of the lease that he will not renew it, so the tenant must leave. There is one exception: if the tenant is in violation of the terms of the lease, the landlord may terminate the lease and give such short notice for the tenant to leave.

Can the landlord terminate a lease agreement if the landlord has sold the property?

This would depend upon the terms of the lease, but generally depend on why the landlord wants to terminate the lease. If the tenant violated the terms of the lease then the landlord can terminate the lease after proper warning or after proper notice is given. Otherwise the landlord has to wait until the lease expires and can choose not to renew.

Without a written lease is it a month to month lease?

No, without a written lease, the landlord can only evict the same as a month to month lease agreement (30 days) but the protections to the tenant and landlord are not stated.

How do you give a tenant notice to terminate a lease?

How does a landlord reserve the right to terminate a lease with ninety days notice?

Prior to having the tenant sign, the landlord would insert the sentence into the lease, "The landlord reserves the right to terminate this lease with ninety days notice." Tenant may request the same terms, or take the tenancy as offered.

Can a landlord charge you late fee on rent after a year?

That depends on the state. In Massachusetts, the rent has to be 30 days late, and the late fee has to be agreed to in the rental agreement. Every state is different on this.

What does a landlord have to pay to move you out if he wants to move back in?

Nothing. The landlord need only give you the notice required by law (20 days in WA) and then simply move back in. The exception is if you have a lease--in that case, the landlord must honor the term of the lease unless the landlord and tenant mutually agree to break the lease. In that case, the tenant is free to demand compensation of the landlord for the landlord's breaking the lease.
