What is a fha streamline mortgage?

Take a look here for the detalis on how this works: http://www.talkrefinance.com/fha-streamline-loans-save-big-bucksFHA Streamline Loan has been set up to refinance an existing FHA mortgage. This loan does not require an appraisal, and fees are generally minimal, but the new loan cannot exceed the balance of your existing loan. Any fees must be paid up-front, unless you arrange for a special "no-cost" FHA Streamline Loan allowing the fees to be incorporated into the refinance loan.Though a no-cost FHA refinance will usually requires an appraisal, and there must be enough equity accumulated in the property to accommodate the extra amount. To qualify for an FHA Streamline Loan, the owner of the existing mortgage must be up-to-date with payments and they must have been made on time for at least the last year. Also, the owner must have owned the home for at least six months before an FHA Streamline Loan can be considered. You must apply through an FHA-approved lender. If you want to refinance a conventional (non-FHA) mortgage, you can either apply for a conventional refinance loan, or you can still apply for an FHA refinance mortgage. The FHA refinance loan in this case will not include the cost-saving elements of a FHA Streamline Loan, but they are usually less costly than conventional refinance loans.

If you cosign an auto loan for someone and they refinance in one year and remove you from the loan how will that affect your credit assuming all payments are made on time?

The cosigner's credit isn't affected one ioto unless the person who was responsible for the loan payments defaulted, then and if the cosigner also defaulted. In other words, just being a cosigner does not affect ones credit ratings.

Tips for Using a Refinance Calculator?

Refinancing your debts can provide you with many benefits. For example, a credit card consolidation loan is a type of refinance that can result in easier repayment of debt, a lower monthly payment, reduced interest charges or a combination of all three. Other types of debts, such as your home mortgage, your car loan, personal loans and others can also be refinanced. However, before you make the decision to refinance any of your debts, it is important to use a refinance calculator. The Monthly DifferenceMany people who consider refinancing their debts do so to save money on their monthly expenses. For example, refinancing your current car loan to a new loan with a lower interest rate or a longer loan term may result in a more affordably payment. Before you make the decision to refinance your loan, however, use a refinance calculator to determine how significant the benefit of refinancing would be. Some borrowers are surprised to learn that refinancing will only save them a few dollars per month, but others may be astounded at the savings they can enjoy through refinancing. The Long-Term BenefitsIt is also important to use a refinance calculator to review the long-term benefits associated with a refinance. Most debts that will be refinanced are long-term debts that may take you years to pay off. Consider using a refinance calculator to determine how refinancing would affect your estimated loan pay off debt. In addition, consider taking a closer look at the total interest charges on the debt. Compare the interest charges you will pay on the debts if you do not refinance them against the charges that you will pay if you do refinance them. There are many factors to consider before you make the decision to refinance your debts. Each individual may have different motivations for refinancing. For example, one borrower may be interested in refinancing credit card debt to save money on monthly payments, but another borrower may be interested in refinancing a 30-year mortgage to a 15-year mortgage so that the loan can be paid off before he retires. Using a refinance calculator can help you to see the benefits and drawbacks associated with refinancing more clearly.

Can you refinance and remove the co-signer?

Yes, you can refinance --but the question will then be, can you afford the mortgage payments by yourself. If you can, try and work out the best deal, rate wise and closing costs wise, so that you don't have to dip into your pocket too much to refinance this loan. Also, you should wait atleast a year before refinancing if you needed a co-signer/co-borrower if the 1st place.
