"Depending on what type of mortgage one is interested in, the rates of Sun Trust varies. Generally, they are in the middle when it comes to how low there interest is for Fixed and Adjustable mortgages."
No, you cannot get a mortgage with 0 down with a credit score that low. Sorry Yes you actually can. Under certain government loan programs you can get a 0 down mortgage with a low credit score. For instance I had a middle score of 525 and applied for a VA loan, which requires 0 down payment. I had to write a letter to the underwriter with a very good explanation as to why my score was so low. The underwriter contacted the VA and learned that they could approve the loan if they felt I had extenuating circumstances and was a good credit risk despite my low scores. I was approved for the loan with a good interist rate. So it can be done it just requires convincing the underwriter you are a good risk. Actually there are several ways that you can. The most popular is using an FHA loan coupled with a DPA (down payment asst. program). The money never needs to be repaid and you can qualify with a score as low as 550. You must verify income though.
Lenders/banks will usually use one score on regular loans even on some home equity loans. It will depend on which repository they use the most. If we are talking about mortgages, then all 3 reports are pulled and the middle score is used. If a married couple is applying then the lowest of the 2 middle scores will be used. If you are talking about a mortgage loan most lenders use the score that falls in the middle as a qualifier. So, if you have a 580, 621 and a 650 they will use the 621.
1. Know how much your house is worth compared to what you owe. You want to know comps for your neighborhood, ask a local agent, or you use sources like Zillow online. Don't go by asking prices, look for sales data! Check your latest statement to see the remaining balance on your loan. If you have an outstanding home equity loan or line of credit add that to the mortgage balance.Take the combined debt (mortgage plus any other liens) and divide that by the value of the home. This is your 'loan to value".2. If you owe more than the home is worth, your next call should be to your mortgage servicer. You want to see if you are eligible under the Home Affordable Refinance Program (HARP).If your loan to value is 90% or less, most lenders and mortgage brokers will help you. Check out Bankrate for some good local options. If you are the middle of that? Start with your current lender and work from there.
In the case of a major credit application such as a mortgage, all three bureau's are pulled in what is known as a Tri-Merge Report. Of all three FICO scores. the high score as well as the low score is disregarded. The middle score, regardless of the bureau it happens to be from is the one that is considered.

The state that has the lowest mortgage rates in the United States should be in the middle of the United States. Larger cities tend to have higher mortgage rates.
Depends on what type of mortgage you are trying to obtain. Normally, conforming mortgage loans rely on the lower middle credit score between the two borrowers. This could possibly stop a loan from being approved. But, there are non-conforming mortgage products out there that will take the higher of the two scores to qualify for the loan. In most cases, though, that borrower also needs to be the high wage earner; but not always. Whichever the situation may be, you will find, unfortunately, that you will probably be charged a higher rate.
