In order for the lease to be binding on a lessee, every lessee must sign. If the terms of the leases are the same, you can ask all three tenants to sign the same lease.
If the terms and durations are different, a separate lease is recommended for each tenant.
It is also recommended that you review your governing documents to determine whether or not it is legal for you to rent to three separate tenants.
