You can do nothing with the property because you do not own it.

Your father's estate must be probated so that title to his real estate will pass to his heirs legally. You need to consult with an attorney who specializes in probate law. The longer you wait the more costly it will be.

You bought a house without a girlfriend. How can you remove her name off the deed without her signature?

You can't. The only way to remove her from the property is to buy her interest. She must execute a deed conveying her interest to you. Until then she is a half owner and has the right to the use and possession of the whole property. It would be wise to make an offer of cash for her deed in order to clear the title.
