The Union capital at Washington and the Confederate capital at Richmond were separated by only about 100 miles, with all of that distance in Virginia. It was natural that most of the battles would be fought in this short area.

Nearly all the major battles were fought in the South, the big exceptions being Antietam/Sharpsburg (Maryland) and Gettysburg (Pennsylvania). There were a few battles in Kansas, Ohio and the District of Columbia (Union) and rather more in West Virginia (many of which took place when it was still formally part of Virginia and therefore "the south"), Maryland (slave but union) and Missouri (slave but claimed by both sides), and some battles against American Indians in the northwest, but outside of that, the fighting was almost entirely within territory claimed by the Confederacy, so it makes sense that most of the destruction would be there.
So few battles were fought on the northern soil because of the defensive strategy carried on by the Confederacy. Furthermore the main objective of the Federal Government were the restoring of the Union and that meant that the Northerners had to defeat and erase the Confederacy, thus compelling them to invade and conquest the Rebel's territory.
It was almost regarded as a border-state - Eastern Tennessee was not wholeheartedly Confederate. Western Tennessee held the key to the Mississippi.
Most men died in the Civil War because of disease, but the battles had high casualties because of many reasons like more accurate rifles due to rifled barrels and bullets and the large ammounts of men fighting in the battles. Many people will say its because they fought in lines and fired back and forth but actually this was only used allot at the start of the war but later many marched into battle in formations but the battles were so chaotic that the formations came apart and men fought from cover all over the place. Also many battles had high casualties because they would many times charge the defenders trying to break the defence and push the defenders back which didn't work well.
Washington DC is right on the northern border of Virginia. Richmond was in Virginia. The capital cities of the two opposing forces were within a few hundred miles of each other.

So they could get supplies and hide.

Virginia - because it was the frontier of the Confederacy, and Washington was often threatened by Southern armies. Also Lee was so dedicated to the defence of Virginia that he was accused of not caring what happened in the West.

Richmond played a larger role during the US Civil War than any other Confederate city. It was not only the Confederate capital but also the capital of Virginia. It also became a hospital center as so many battles were fought in Virginia. It also became a prisoner of war location and very importantly, the Union made countless attempts to capture it.
