Why do I have extremely high acid demand on gunite pool with leaks in plaster?

LEAKS! That is the key word. As you refill the pool you dilute the chemistry levels which compounds the demand for acid. Call a professional leak detection service to find the leak and have it repaired. It will only get worse. A constant leak behind the walls of the pool or at the skimmer can enlarge to a monster of a hole underground.

When was the replaster job done? Were there leaks before the "first" plaster job? Were those leaks determined to be in the walls of the pool or in the plumbing? To answer your question - most likely - yes. Hmm, what do you mean by several? Ken
How common are pool leaks in gunite pools?
More common than most folks realize. Based on my experience over the last 2 decades, I would say that most pools have a leak of some type, with probably 3 out of 5 having a substantial leak! This would be for pools in general and not specifically for gunite pools. Gunite shells don't leak unless cracked, but there are plenty of other places where a pool can leak. 36 years of remodeling and building gunite pools makes me disagree with the above answer. Very few pools have leaks with the most common place being in the skimmer throat. Also, after 5 years here in Nevada I have found more leaks in the light conduit than in 31 years in California. They use PVC conduit in Nev. and brass/copper conduit in Cal. Have a professional leak detection company detect the leak with dye and pressure testing to determine if the leak is in the vessel itself or in the plumbing.

Why would a gunite pool have a vinyl liner?
A very limited few were intentionally built that way. Usually in very low lying areas where cement/vermiculite allowed too much water to come through, making it impossible to "seat" the liner. However, this scenario does apply more to concrete than gunite. Gunite pools have a very short life (less than 20 years) of troublefree enjoyment, then the cracks, leaks, stains, and algae take over. Pool owners try either paint, epoxy, or new plaster. None of these solutions last more than three to four years, then they are forced to start over seeking a solution. Then, along comes a liner salesman with, what sounds like, THE answer. They will nail a "bead receptor" around the top of the pool, then install a beautiful, long lasting vinyl liner into the pool, with a 10 year warranty (pro-rated by the way). These pro-rated warranties are a bad joke, as every vinyl liner pool owner already knows. Nevertheless, after the last debaucle with two-part epoxy, plaster (marcite), or paint, this sounds like the obvious answer. Unfortunately, it is the worst answer of all! It won't even last three years. The bead receptor must be a part of the concrete deck around the pool, it can not be, under any condition, added later. That is why a gunite pool could have a vinyl liner.
