Sin and all its effects are degenerative in nature. Formerly, the world was a perfect place and Adam and Eve were in a perfect relationship with God. When sin entered the world, this relationship was then broken. They had fallen from perfection and grace.

My best thought on this is that the Fall of Mankind references a major theological event whereas the individual sins of any person (including Adam and/or Eve) represent only the fall of that individual. In the case of Adam and Eve it's a little weird since their falls are also the Fall, but the Fall of Mankind is essentially both of those together, not the individual acts.
