If you are involved in a legally drawn and binding land lease contract, you cannot terminate it except by mutual consent of both you and the person to whom you granted the lease.

What are you rights as a tenant if your lease ends at the end of this month and you have not given your landlord your signed lease yet but you want to move out of the complex?

You should be able to just move out. But check with your land lord for the proper procedure. Good luck at moving, I know that it is stressful.

How long does a tenant would own the land?

Tenants do not own land they just lease it from landlords. The length of the lease can be determined by the two parties.

What does landlord mean?

landlord is the actual owner of the house, or owner of the title of the house that you reside in.. it dates back to medieval times when your land lord was the owner of the land you built your home on..today the houses are already built

You are renting land and you have your house on it and there was never a contract signed what can you do if the landlord threatents you for your dog being out?

Check first to see if there are leash laws. Most Cities now have leash laws. If your animal is not loud, aggressive, destroying property that is not yours (the fact you stated rent indicates this), or has a history of vicious behavior, most landlords have no legal standing to do anything about pets. Pets are property in most ALL States. They are considered the same as a TV or Stereo. Like a TV or Stereo, if it is too loud or destroying or compromising the "peace" of the neighborhood - the landlord has the right to evict or to give notice or warnings. It is their property. You are only "renting" it. And because there was no lease - you actually have no standing. Nor does the landlord. It is considered month by month tenancy and can be ended without notice by either party.

Who is wal-Mart's landlord?

Since Wal-Mart has hundreds of locations world wide, there is no definitive one land lord or property manager. Not to mention, a business of Wal-Marts size is almost always going to own both the land and building their stores operate out of, with an exception to strip malls / shared buildings and thus have no land lord.

What happens to cell phone tower lease when land is sold?

It depends on the terms of the lease. The lease may terminate or the lease may "run with the land."

Can you get out of a lease if you have to relocate to a different city?

It all depends on the contract. See your contract, some land lords will allow ou to cancel your lease if you are moving 40 miles away but they will still need 1-2 months notice. It's better to check with your landlord. Moving to a different city is not grounds for "getting out" of a lease. You are under contract to pay rent for the entire term of the lease. Perhaps you could sub-let the apartment in the interim. If sub-letting is prohibited by you lease, perhaps you could negotiate a deal to terminate the contract. Perhaps you could make the landlord a cash offer to terminate. Money talks.

What is a ground rent lease and what are the benefits of it?

Ground leases offer many advantages to the landlord. A ground lease will usually involve construction or improvements that will be profitable to the landlord. Since the landlord maintains ownership of the land, the landlord can sell the land for a much higher value or pass on the appreciated value of the land to his heirs. There is also a positive advantage of ground lease for tenants. A ground lease allows the tenant ready use of the land avoiding blocking of huge money in a large land purchase. Leasing the land will facilitate the tenant to use funds for more productive expenses.

Can a land lord not renew your lease to have the apt upgraded to collect a higher rent?

Yes, the landlord can; there is no law that would prevent him from not renewing your lease.

Can a landlord require a lease?

He probably could. If you have no prior agreement, than it's his land, and he can decide he'll only rent if you agree to his terms, which could be a lease.

Can our landlord make us get rid of your above ground pool?

YES ... he owns the land ... if its not in the lease ... he does not have to allow you to do so ...

Can you be evicted by a landowner from your home and business that you own?

Assuming that you own the buildings, and the landlord owns the land beneath the buildings, the answer is yes, if the lease agreement allows it. Check your agreement for conditions where a landlord can force you off his land.

What benefit is it to land lord not to sign a lease with tenant but allow tenant to live there as long as they pay rent?

A lease includes a period of time over which it lasts. During that time, the landlord cannot freely end the tenancy (can't boot them out). They need a reason. With a month-to-month agreement (living there as long as they pay rent), the landlord has a freer hand in when to terminate the tenancy. They can give 30 days' notice, 60 or 90 (etc.) depending on local laws.

Can landlord terminate the tenancy if he doesn't get rent on time?

It all depends on the land regulation Act under whose jurisdiction the property falls.

Do I have to pay for the next month's rent if my landlord breaks the lease and I move out before the end of the month?

well, if the land lord broke the lease, then you are not responsible and do not have to pay, because it is not you but the land lord. if you move out of the house before the lease is over, then the money you gave the land lord beforehand will stay and you will have to pay more money, which is the amount of money that you woul've paid if you didn't break the lease!

What happens to a lease if the property is subdivided?

You should read that lease before you make any changes. The land described in the lease is subject to the terms of that lease. You may be breaching the contract by subdividing the property before the lease has expired. The changes you make to the area of the leased land don't change the provisions of the lease unless that is also a provision. You should consult with an attorney before you take any action unless you have the consent of the lessee.
