1. Download beta(Not in browser, go to minecraft.net then press download beta, then press download, then run the .exe file.

2. Enter your username and password, then press login

3. Update, if it asks you to.

4. Close the game window.

The next time you want to play offline, just enter random username and random password, then press play offline.

There are no seeds to spawn in the ender realm but there are definatly a few where you spawn near a stronghold but they arent easy to find on the internet because of the 1.2.3 seed change and its is unlikely you will find one by luck.

Inv Edit basically allows you to spawn in items from your inventory.
