ONLY THE OLD GENERAL CONTRACTORS STILL THINK THIS WAY

I have worked with the old timer's i.e., GC's that thought we will just back charge you for that, but it only works for awhile and all the while these swelled up block heads don't understand what they have created. Some what like crapping in your pants at a nice party no one wants to be around you, "ya think". I am a Mechanical, Electrical and Utilitiy Contractor and do not like to even write subcontracts its degrading I think and would use the termanoligy of Team Member i.e.,instead of subcontractor. The General Contractor is not a God and never will be and has to live off the subcontractors for his living so old farts keep it up to get the project done and work with one another. But there still exists a few blood sucking General Contractors because the men that have been out there, are running all over them. When we have project meetings guess what we call them, Larry of Hall Construction. "Team Members Meetings" you build by "Teaming"that feels good to everyones ears like we really are, they can treat all of the Team Members like crap and keep their hard earned money for their own enjoyment of seeing the poor young guy out there sweat his tail off and still wondering how he is going to make payroll, and go tell his wife and children that he was not able to take a check this week because the GENERAL CONTRACTOR NEEDED THE MONEY MORE THAN HIS FAMILY. SO YOU OLD FARTS WHAT ABOUT THIS WE ONLY WORK WITH A FEW GUESS WHAT "TEAM MEMBERS" and they have been very sucessful. Does that scare ya it should.

Who is responsible for pricing extras on a home building the builder or the sub contractor?

The customer pays the contractor, and the contractor pays the sub-contractor. The contractor ensures that all legal requirements for the work are met, and that the sub-contractor hasan appropriate amount of liability insurance, in the event that something goes wrong and horrible law suits result.

The contractor should make a claim upon the sub-contractors insurance and/or bond. If the sub-contractor defrauded the contractor on having insurance and/or bonding in place then he should report the contractor to the State licensing board, file claim on their insurance, and civil lawsuit (if the insurance company does not directly file or pay).
