The Union had a more difficult objectives than the Confederates. The Union had to move into the Southern states and defeat their armies. The Confederates did not have much industry nor many big cities so it was not easy to conquer only a few important objectives. As General Sherman learned, the Union had to conduct total war so the South would give up their will to fight.

1 Familiarity with the area.
2 Support by local populace.
3 Soldiers fight harder for their own homeland.
4 If required, can operate a guerrilla warfare of "hit and run" tactics.
The Union had to enlist more troops in order to occupy the territory they captured. They had to do this during times when the war was not popular back in the North.
