In theory, a variance should only be awarded when the alternative would effect an unconstitutional "taking" of the property without just compensation by the regulating authority. Therefore, you would have to prove that no other "use" is possible, thus making the denial of the requested use an administrative taking of the property by depriving you of all benefit (including the possible economic benefit of a sale to anyone else).
