Take the Downtown N or Q (of the N-R-Q, the yellow line) from Astoria to 42nd Street-Times Square. Transfer at 42nd Street-Times Square to the Downtown 2 or 3express trains (of the 1-2-3, the red line), and take the Downtown 2 or 3 to Wall Street (at William Street).
You'll exit the subway on William Street, between Wall Street (to the south) and Pine Street (to the north). Walk south on William Street (it curves, so you'll actually be walking southeast).
You'll come to the British Garden at Hanover Square (between Stone Street and Pearl Street) and William Street becomes Hanover Square. The next block after Pearl Street is Water Street. Turn right onto Water Street, and walk half a block to 55 Water Street.
You take the N Train to the Broadway Astoria stop which will get you off at 31st St. and Broadway and walk one avenue over to 34th Avenue and walk down to 28th street.
