Call the Home Depot and ask what their rate is, they are usually the highest labor rates in town. Run a craigslist ad for the cheapest. Those are 2 fast and easy ways to get an accurate range.

Porcelain is GLASS you can use whatever suits your needs..you are not going to hurt the tile... anything from Axax to Mr Clean & Pinesol can work

Wax should NEVER be used on a porcelain tile. Porcelain is non porous and has no need for waxing. It will only become a mess to clean later.

A square foot IS 12 inches by 12 inches.

So unless the room is odd-shaped (not square or rectangular)

you should be able to do it with 196 carpet tiles.

You should add 5 to ten percent for mess-ups.

So if it is not a monetary issue, get 210 or so.

There are three solutions that I have tried:

1. Sharp razor and carefully razor it off. (This is the fastest most effective way, but if you are not careful, you will end up leaving scratches on the tile.)

2. Pour body/baby/cuticle oil onto it, let it sit, then try to rub it off. (This takes a lot of time and effort.)

3. They now sale a product that you pour onto the wax and let sit for fifteen minutes then wipe off. (Most recommended, but it does take patience.)

Labor Prices

Fees & charges change from town to town, region to region, the best ways I can suggest to find a good range is :

Run a short ad in Craigslist, that will likely get you someone hungry & maybe unlicensed so you will know the cheapest price.

Then call the local Home Depot or Lowes & ask what they charge if you buy your tile from them???

That will be the highest price in the market

Now you would have a good range & then its time to look for quality & references... a steal on tile or a great price on labor, can be VERY COSTLY if you give the job to a butcher..

My bet will be you will find someone on the low end at about $2 per sq ft & that the depot will be $6-8 bucks a foot after they do all the add ins...

Get it in writing...Never pay for it all upfront

There are special products to remove no wax wax and you can find them at a flooring store. It is a long and miserable process. You put down the remover and let it soak into the Mop and Glow, then start scraping. I did it to a kitchen floor and was on my knees for almost a week total, with a tooth brush trying to get it all off. If you don't get every bit off, the next time a drop of water hits that floor you will have a white spot again.

It wont accept wax.. sorry

Mopping with warm water and using a manufacturer-recommended cleaning product also enhances your tile's gloss, shine, and color. You can also mix hydrogen peroxide and water in equal parts. Simply apply this with a toothbrush to remove the stains. You will find that even grout that is properly maintained is easier to clean and remove stains from than other surfaces, such as laminate.

12 foot by 20 foot = 240 square foot. Divide by 9 to bring ito to square yards = 26.6666 (round this to say 26.67).

Multiply by the price (4.92) = 131.216. You haven't said what the price units are (£ or $ or whatever). But the sum is the same whatever the price units are.

Tiles come in a variety of sizes. With the tile size of 18 x 18 the amount would be 39 tiles. The recommended amount that you should have for this job would probably be 40 to 45 to consider that problems may occur during installation. That would be up to the individual. Also keep the Style and Lot# of your tile for future reference.
