Can landlord make you get renters ins?

Yes. He can place whatever reasonable restrictions he chooses. It is likely that he wants you to have renter insurance to protect against you doing something that causes a problem for other renters.

You can certainly refuse, but he can also give you a 30 day notice without any cause in most states.

Does renter's insurance include liability insurance?

Yes. This is why most apartments or landlords require it. This is something that a lot of people overlook when renting. If someone is injured on your promises you are liable.

Most comprehensive tenant's policies include $1 million in personal liability, which is pretty standard. Liability coverage could also cover you when you are liable for damages off your premises. For example, if you served alcohol to your house guests and let them drive home impaired and they cause an accident that injured 4 people, you may also be held liable and your personal liability coverage would provide protection.

Can you use renter's insurance to cover musical instruments in the practice space you rent?

Like a policy on an owned home, a percent of the personal property of the insured is covered while off premises, under many conditions. Normally something like 10% of the amount of personal property coverage purchased. You should check with your agent on your specific policy, as renters policies are very risk intolerant. As it is intended for covering items off premises, (like at school), I'm not sure it would cover it in another space that you rent. You may need to purchase, or extend your policy for that space.

I have an existing lease now owner says everyone in complex has to buy renters insurance have to buy renters insurance?

If it's not in your current lease agreement then there is no way he can force you to buy it. But when your lease comes up for renewal he can insist you get it or just not renew your lease if you refuse.

Most complexes now require that tenants purchase renters insurance. It protects both the tenant and their property as well as the landlord against damages to his property by a tenant. This has become common practice these days with leases both personal and commercial.

Most likely someone in your complex has tried to bring a claim against the apartments for some personal property loss, or, They trashed the apartment they rented leaving a big repair bill for your landlord, so your landlord is just avoiding future problems and expenses by conforming to current industry practices and requiring that everyone get insured.

What rights do you have with the first and last months' rent?

The regulations regarding all monies paid by a tenant in advance to a landlord varies greatly by state and local municipalities. In California, specifically Los Angeles county where I live, a landlord is prohibited from requiring advance payment of rent and must call it 'security deposit'. Here, a rule, effective as of 1990 (but in a moratorium as of this year!), mandates payment of interest on any and all monies held more than 12 months. And, in researching rental rights for landlord and for tenant, I have come across many variants regarding advance and deposit payments that one would need to know your location for a definitive answer!

Is renters insurance required in California?

Unlike auto insurance, there is no state law in California that requires a renter to carry insurance. However, there is a growing trend of Landlords requiring their tenants to carry renters insurance as a part of their lease agreement.

Regardless of whether or not your landlord requires you to maintain insurance I would recommend looking into obtaining a renters policy for yourself. Renters insurance is usually very cheap in California. Many renters policies not only cover your personal property in your apartment, but anywhere in the world as well.

If a landlord loses the rent is renter still liable?

Are you saying that you paid the rent and then the landlord lost the payment? You would have to determine at which point the rent was lost. For instance, if the check never arrived in the mail and was not cashed, then it wasn't the fault of the landlord. If it is a personal check, then payment could be stopped and the check replaced, without a problem.

At the top of section 8 list how long does it take to get voucher?

What information do landlords pull on potential renters?

If he is a good landlord, he would check with local courts to see if you have a habit of prior evictions. Credit reports don't really have allot to do with someone, in my opinion, as a bad credit rating might simply mean, they have allot of medical bills that cannot be paid or student loans. Something that wouldn't really affect him renting to you. But checking with the courts for prior evictions would tell the story of how you are going to be as a potential tenant. I also check criminal history as that would tell what type of person you are. I have used this standard and it seems to work well. But all landlords are different, especially in the tools they use in deciding who they choose to rent to. This is just mine and many other I happen to know that are also landlords.

What can you do as a renter when the landlord has not paid asessment fees to the association?

If the association fees are part of the obligations of your landlord under your lease agreement you could pay the fees directly, then deduct them from the rent, sending a letter to the landlord with the accounting. You should check to see if there is a landlord-tenant agency in your area and call for advice.

Is renters insurance included in your rent?

Chances are: no.

Renters insurance covers your personal property and liability and not your landlords. As such they would have little reason to provide insurance on your behalf. Luckily, renters insurance is usually very easy to obtain and even more affordable. A quick google search for renters insurance will direct you to plenty of sites that can assist you with obtaining a policy.

Is my landlord responsible for damaged to my personal property if the damage was caused by an overflowing toilet in the apartment above?

well of course, remember that your rent covers everything from your ceiling to the walls of your area. any damage or event that did not start inside your property and caused damage is not your fault. the landlord and the tenant above should make an agreement on how they will fix the damage and pay for the cost.

  • I always recommend you check with a local independent agent who represents multiple companies. Also, one common mistake made when buying renters insurance is accurately valuing your personal property. A great (and FREE) tool is provided by the Insurance Information Institute. It is free downloadable software to help you figure out exactly what the replacement value of your belongings should be.

What does lose of use mean on a renters insurance policy mean?

Loss of use is usually a coverage of the costs incurred by someone as a result of your accident. If your water heater busts and ruins your carpet you may be insured for that and get new carpet. The loss of use clause is there to pay for your downstairs neighbor to stay in a hotel while her flooded apartment is cleaned up. You didn't destroy it but there is a "loss of use".

Can your grandma give you her section 8 voucher?

Yes and no. First the "no" part: as long as your grandmother is alive the voucher is hers and cannot be transferred to anyone else. Now the "yes" part: If you've been legally living with her and you qualify for a voucher you may be able to inherit her voucher if she were to die or be forced to live in a nursing home or similar institution. To qualify for a voucher you must be disabled yourself and must have been living with your grandmother to the extent that your name must be on her lease.

Examples of liability claims covered by renters insurance while living in an apartment.?

You play softball and hit a ball back at that pitcher putting him in the hospital. The pitcher sues you. The insurance company defends you and settles the suit.

You put a pizza in the oven, forget about it and leave. The pizza catches on fire and burns the entire complex down. The insurance carrier that insured the apartment building sues you for the damage. Your renter's policy pays it.

Etc..

The second example, with the fire, is not entirely accurate. A renter's policy typically does provide some coverage for "Fire Legal Liability," but it is typically with a lower limit than the general liability coverage.

When you pay first and last security deposit on a rental home and you stayed there for your first month do you owe after the first 30 days or do you start paying on the second month you just don't get?

Normally you start paying the rent after 30 days. The landlord keeps the "last" months rent as a security deposit until you move out. In some states, you can use this as the final month's rent on your lease (usually the 12th month.) If you renew your lease the landlord will keep it until your final 30 days. . . that's why it's called the "last" month's rent.
