Take the pictures with you when you are looking for upholstery fabric and ask for assistance with the yardage.

If the furniture is painted then you would need approx a 60-80 grit sandpaper, then gradually move to a finer paper. When paint is almost gone finish with about a 320 or 400 grit paper so it is completely smooth. If you want to repaint then you don't need to remove all the paint unless you are painting over an enamel paint with a latex. (oil based vs. water based). You can however prime it with a good primer once the wood is smoothed. Or if you remove all paint you can then stain it. before you paint/stain your wood be sure and remove all dust from the wood with a clean damp cloth. let wood dry and then proceed. good luck and wear a dust mask :-)

That is just the average size. If you want to compete in todays market you need to go with about 350 square feet which would be around 20x17, 19x18, 20x18, 20x19, etc. Anything over 20x20 is a luxury and should only be put in houses with over 3,500 sq ft of total living space.
Just remember that if you put a master bedroom in your home between 200 and 250 sq ft you need to have a master bathroom that wont put the master bedroom to shame. Same goes for the master bedroom around 350 sq ft. If your master bath is too small it will not be worth the large bedroom it belongs to. Make sure the master bathroom is large with enough space for 4 or more people to fit comfortably in. (Not that you will have that many people in your bathroom, just to give you an idea of how large you want it to be.)
