Who was the ruler of Hawaii in 1893?
There was no monarch of Hawaii, or Hawai'i, in 1898; the monarchy was abolished by the US Government, which proclaimed Hawaii its protectorate on February 1, 1893; Hawaii was proclaimed a Republic by the US on July 4, 1894,
Queen Lili'uokalani was the last monarch and only Queen of Hawaii; she lived from September 2, 1838 to November 11, 1917 and reigned from January 29, 1891 to January 17, 1893.
Lili'uokalani was the name given her by her brother David, King Kalākaua of Hawaii, when he named her Crown Princess.
Her birth name was Lydia Kamakaʻeha Kaola Maliʻi Liliʻuokalani; upon marriage to the American-born John Owen Dominis her married name became Kaolupoloni K. Dominis. John Dominus became Lili'uokalani's Prince Consort of the Kingdom of Hawaii.
Prior to 1839, no one owned any land in Hawaii. No native Hawaiian, no missionaries, not even the monarchy. Hawaiians saw themselves as stewards of the land. They cared for it, used it to cultive their crops, lived on it and off of it, even wars fought were about people, feeding people, gaining crops, gaining wild game, acquiring slaves, and not about land. The common knowledge was how can a man own land, something that will outlive him, his children, his grandchildren, all of his decendants. In 1839, King Kamehameha III instilled the Great Mahele. From this point on, anyone could aquire land. They just had to see the Konohiki (the guy in charge of land division for that area) and they would acquire a 1/4 acre plot of land for him and his family. Upon his death, the land would revert back to the government unless someone made a claim for it, i.e. his family. Larger land parcels were given for agricultral use. Since 1898, Hawaii has been controlled by the US and all land ownership has become lease hold or fee simple. In other words, one rents the use of a place or one can purchase the ownership of it.

What were the houses like in the southern colonies?
The houses were mansions on plantations. Those were most of the houses. Other houses were middle sized two or three room houses. This earlier answer was reposted from the question's history.
There were also single room houses and some large house and mansions were in the cities because even then some people had more than a single residence.
Houses everywhere in the world were varied just as they are today. You can see that the people lived both in cities and on farms and plantations. Thomas Jefferson's home Monticello was built in the southern colonies (Virginia) and yet it is just an example that homes vary. The house, which Jefferson designed, was based on the neoclassical principles described in the books of the Italian Renaissance architect Andrea Palladio. He reworked it through much of his presidency to include design elements popular in late eighteenth-century Europe. It contains many of his own design solutions. The house is situated on the summit of an 850-foot (260 m)-high peak in the Southwest Mountains south of the Rivanna Gap.
