That is just the average size. If you want to compete in todays market you need to go with about 350 square feet which would be around 20x17, 19x18, 20x18, 20x19, etc. Anything over 20x20 is a luxury and should only be put in houses with over 3,500 sq ft of total living space.
Just remember that if you put a master bedroom in your home between 200 and 250 sq ft you need to have a master bathroom that wont put the master bedroom to shame. Okay, now we know what we are dealing with and we can start. First, make sure your framework is level and square. A slight slope to the outside is a good thing. From 1/16 to 1/8 in. per foot is good.
